LiftMaster Authorized Dealer

Replacement Garage Door Openers

All prices are installed, tax included. I carry LiftMaster because they're the most reliable units I've worked with over 30 years. If you need a battery backup unit to meet California's SB-969 requirements, all of these qualify.

LiftMaster Belt Drive garage door opener
Belt Drive Opener $1,100 Installed

The quietest option I carry. Belt drives are the right choice if you have living space above or beside the garage. In over 20 years installing these in Walnut Creek homes, I have never had a complaint. Customers are consistently surprised at how fast and quiet they are. Durable, smooth, and low maintenance.

LiftMaster Chain Drive garage door opener
Chain Drive Opener $900 Installed

The most common unit I install. LiftMaster chain drive openers are reliable and budget-friendly with multiple models to choose from. They're a bit noisier than belt drives and need slightly more maintenance, but for a detached garage or when cost is the priority, they're a solid choice.

LiftMaster Smart garage door opener
Smart Opener (myQ) $950 Installed

Control your garage door from anywhere with the LiftMaster app. The myQ system gives you real-time monitoring, Timer-to-Close for automatic closing, and Security+ 2.0 rolling code technology that generates a new code every time the opener is used. A good upgrade if you travel frequently or want to let someone in remotely.

LiftMaster Wall Mount garage door opener
Wall Mount Opener $1,400 Installed

Mounts beside the door instead of on the ceiling, which frees up overhead space and works well in garages with high-lift or low-clearance tracks. Includes myQ app control and Security+ 2.0 rolling code. A cleaner, more modern look than a rail-mounted unit, and a good solution for garages doing double duty as workshops or storage spaces.

My Honest Take

Which Opener Brand Should You Choose?

I've worked with every opener brand over the years. Chamberlain, Genie, Linear, you name it. When someone asks what I'd recommend, I usually say LiftMaster. They're the most reliable units I've used and their battery backup performance is the best I've seen, which matters in California.

That said, I'll install whatever fits your budget. A properly installed Genie or Chamberlain works just fine. The brand matters less than the installation and keeping up with basic maintenance.

The key is getting it installed right and keeping up with it. That's what I focus on.
FAQ

Garage Door Opener Questions

Can I fix my garage door opener myself?
It depends on how handy you are, but the bigger issue is that the opener is often not the real problem. It might be the door, the cables, the springs, or the tracks. If you start adjusting the opener without diagnosing the root cause, you can make things worse. Call me first and describe what's happening. I can usually tell you over the phone whether it's worth trying yourself or whether something else is going on.
Why is my garage door opener making a loud noise?
A few common causes: the opener is out of alignment, the trolley wheels or sprocket need lubrication, or a cable is fraying. The sprocket is the most common culprit. Cleaning it and applying lithium grease usually quiets things down significantly. If it doesn't, the pivot points need attention. A fraying cable is more urgent. If it snaps, the door can fall. If you're hearing a grinding or snapping noise, call before it becomes a bigger problem.
How often should I have my garage door opener serviced?
Once a year is a good rule of thumb. A basic service includes inspecting the opener, cleaning and lubricating moving parts, and checking the spring tension and cable condition. It's inexpensive and extends the life of the whole system. Most problems I find on service calls are things that were developing slowly and would have been cheap to fix earlier.
Why is a battery backup required in California under SB-969?
California passed SB-969 in 2019 because power outages, especially during wildfire season, were leaving people unable to open their garage doors. The law requires that any new opener installation include a battery backup unit, so the door still works when the power is out. If you're replacing a door or opener, I'll make sure the unit meets this requirement. All the LiftMaster models I carry qualify.
